Aerial Drone Survey in Bristol- Case Study
Wessex Surveyors recently carried out a Level 3 Building Survey of a three-storey, terraced, period property in the Bristol area. This property had a butterfly type roof, in which rather than being pitched and ridged like most properties, this roof was an inverted V-shaped roof. In addition, the roof was hidden from sight by parapet walling at both the front and rear of the property. The parapet walls meant that the roof structure could not be seen at all from external ground level.
We used an aerial drone to fly above the property, allowing us to view the roof, chimney, valleys, guttering, and the condition of the parapet walls without the need for scaffolding or alternative, expensive means of safe access.
The drone allowed us to video the entirety of the roof and take localised pictures of areas of concern. In addition, we were able to zoom in with incredibly high resolution on small defects spotted as a result of the use of the drone.
It had been noted that internally there were high recordings of dampness throughout the top floor walls, coming from roof height. Without the use of the drone, we would have been unable to explicitly understand the root cause of the damp. It transpired that all the lead flashing details (the details at all junctions between the roof tiled and walls) were not fully sealed, meaning water was able to seep down into the roof void and walls below.
If you are considering purchasing a property, and are concerned about the structure of the roof, or you currently live in a property with damp issues that are seemingly coming from the roof, contact us today at info@wessexsurveyors.co.uk/ 01308 426 471 to enquire about a drone survey.
