Wessex Surveyors completed a building survey on a hundred year old property we hoped to buy. It was challenging as we lived almost 200 miles away.
We were very impressed with the report and spent over an hour discussing the issues over the phone with the survivor.
The report went into great detail, explaining the issues in each element of the house, what we could expect of a property of this age, the advantages and disadvantages of materials used, why they were used. The recommendations were easy to understand, specific in materials that should be used and methods employed.
Of greatest benefits was the sections that explained problems such as damp, pointing materials, insulation etc. I feel confident and knowledgeable about my new home.
Using the report enabled me to employ the correct builder and get all the work done economically so we have addressed the priorities and are comfortable living here.
Wessex Surveyors we’re a joy to work with and incredibly knowledgeable, it was definitely money well spent.

A well done, thorough survey. Wessex Surveyors then went the extra mile when I had queries and were readily available for phone and email follow-up. This made all the difference to my lay understanding of the issues and being able to confidently proceed.
Wow! Ian is amazing. Not only did he provide me with a detailed, honest report he is an expert with Victorian properties. I also appreciated all the photos Ian (including his cutie dog) took during the survey as it reminded me what the property looked like and showed me any potential issues. The process from locating Wessex Surveyors on the internet, booking an appointment, payment and receiving the report was smooth and professional. When an earlier appointment came up, Julia who deals with customer services phoned to tell me. When I struggled with technology, Julia was quick to respond and help me out. I even had a detailed conversation with Ian about an old window my solicitor was having a meltdown about (don’t ask). Ian provided me with exactly what I needed to say to manage the solicitor’s unnecessary fears. The fees are comparable with other firms and worth every penny (I did check with two other companies). The detail Ian has provided means I know exactly what I need to do to improve the property and allowed me to make an informed decision. I am so pleased the surveyor my Seller’s estate agent recommended (I live in Berkshire and the property is in Weymouth) could not be bothered to make contact and I took a chance with this local firm. I would definitely recommend Wessex Surveyors.

I would certainly recommend Wessex Surveyors to anyone. I used them for a Home Survey (Level 2) and was really impressed with the level of detail contained in the report and the replies I received to a couple of follow-up questions I had. The whole process was straight forward and pain free – exactly what is needed during the busy time of buying a house.

On enquiring at Ian Vicary’s Bridport Office we learned that his Pg Dip ( Arch Cons) showed his interests in older properties. This attracted us as the house we wanted surveyed had no clear history of when built, changed and extended etc. His report not only advised on repairs needed but included his personal and clearly knowledgeable views on his careful observations and measurements on wall rebuilds and cavity spaces. We found this both interesting and reassuring .At our face to face meeting he not only answered questions and advised further but to our surprise and at no extra cost he returned with us to the house to recheck measurements with us to reveal more about the walls and cavities. This above all, impressed and reassured us and made us feel we couldn’t have engaged a better surveyor. So from our experience we can certainly and confidently recommend Ian Vicary as a surveyor.

Ian Vicary from Wessex Surveyors provided us with the most detailed, balanced and helpful survey of our new house. Moving house is incredibly stressful but this element of the process was a pleasure, all thanks to the staff at Wessex Surveyors. Excellent service!

My family have used Ian a number of times and each time the survey has been promptly supplied and extremely thorough. Most appreciated are the many images provided with the survey report which really give you an idea of the state of the building, especially the parts you could not inpsect yourself. Most recently we were able to get a quote for work Ian advised would be required just using the report and the pictures he provided. This allowed us to negotiate a reduction in the purchase price to cover the costs of the work. Many thanks again Ian and Julia!

We required a full survey to be carried out on a Grade II property as a matter of urgency. Wessex Surveyors were extremely helpful, knowledgeable and professional. They gave well informed advice and a lot of valuable additional information.

The recently provided survey report was efficiently arranged, promptly inspected and issued. The content of the report was clear and concise. Better still, Ian made himself available to discuss any concerns in more detail, which dare I say it, is a rare occurrence these days in the provision of professional services.

Moving house in the middle of a global pandemic with associated lockdowns AND within a short Stamp Duty Holiday is stressful enough. Ian (Surveyor) Julia and the rest of the team at Wessex ensured that at least one part of the process ran smoothly. I was given a sensible and accurate time frame up front. The Survey was informative, comprehensive but written in layman’s terms.. Additional questions I had were addressed promptly and efficiently, and all contacts were managed pleasantly and professionally. Thank you. I have no hesitation in recommending this local independant Company, who actually did what they promised.

Ian Vicary at Wessex Surveyors has carried out surveys on the two properties I have purchased in the last two and a half years. I have found the team at Wessex very professional, efficient and friendly. The respective surveys were carried out quickly following receipt of my instructions, and the reports, along with a large number of photographs, were thorough, informative and easy to understand (very important and reassuring as I am a pensioner living on my own!). I have no hesitation in recommending Wessex.

Building Survey on thatched cottage
We have used Wessex Surveyors for an ISVA HomeSurvey twice this year and both times the service has been excellent. In both cases the survey reports were emailed to us less than two weeks after our initial enquiry, along with numerous photographs. We found the reports to be very comprehensive and detailed while being easy for a layman to understand. Julia responded to our enquiries speedily and professionally and Ian carried out the surveys quickly – even though the properties were in Devon and some miles away from their Dorset office. We wouldn’t hesitate to recommend Wessex Surveyors to anyone purchasing a house in the Devon/Dorset/Somerset area and wanting an informative, good value home survey.

Very quick response and efficient administration. All terms clearly explained, survey clear and easy to understand, and options were given to us for survey type to suit us without any hard sell. The survey enabled us key knowledge about a number of issues which meant we were able to go back to the house vendor with that new information and negotiate our offer price on the house we were buying for a lower price. Definitely has saved us money! Many thanks.

Firstly thank you for the great customer service from Julia. Originally we had a HomeSurvey done on an older build which unfortunately the purchase fell through, this survey was very detailed and done at an excellent standard. Secondly we had a Snag Report done on a new build again Ian produced a detailed report and was very quick and efficient on doing so, this has given us the security to go ahead and proceed with our purchase. Highly Recommend Wessex Surveyors.

Just a short note to thank you sincerely for the Building Survey. I found it to be exceptionally detailed and comprehensive, presented in an intuitive and easy-to-follow way, and the sections summarising major issues and legal matters were perfect. We used Wessex Surveyors for both a Valuation and Building Survey. I was very impressed with the level of detail in the reports which I received back. Not only was it a clearly laid out summary of the property with concerns, it also serves as a very useful maintenance plan for the next 10 years. Lots of interesting historical detail in there as well. Ian and Julia were a pleasure to deal with.

Thank you very much for getting this report over to me earlier than expected…..we were due to meet with the vendors on Saturday and this report was incredibly helpful and valuable.
It was a significant meeting that effectively determined whether we would be able to take this forward when we were in a position to proceed and although it was inevitable that it was going to be a sensitive subject the outcome of your report was instrumental in helping us reach an agreement.
I especially appreciate your time on the phone explaining aspects to me and am very impressed with the depth of the report and the level of detail that helps to explain the reasoning behind issues and observations.
All in all a very impressive report that helped achieve its objective – very well done and thank you.

Thank you Wessex Surveyors for your survey.
The survey, along with many evidential photographs were both comprehensive and detailed.
The survey has helped us to understand issues that we did not know about along with detail of issues requiring rectification before sale completion.
We have used the evidential information in some minor negotiations with the vendor.
Very happy with the process and the report.

(Building Survey carried out on a Grade II Listed cottage nr Crewkerne)
We recently contacted Wessex Surveyors to request a Home Survey, prior to a house purchase. They contacted us very promptly to recommend that we should actually have a Building Survey instead, due to the age of the property (pre 1900). This we agreed to do. An appointment was made the same week for Mr Ian Vicary to complete the survey. The survey report that we received (both by email and a hard copy) was extremely comprehensive and detailed. It was of great assistance to our decision making. We would not hesitate to employ Wessex Surveyors again should we require another property to be surveyed and we would highly recommend them to any other prospective property purchasers.
Mr & Mrs H, Woodstock
(Building Survey carried out on a 2 bed terraced house on Portland)
Mr Vicary surveyed two properties for us, and on both occasions provided a prompt and thorough service – on the second property going out within two days of being instructed and then phoning us on a Saturday morning to provide sufficiently detailed verbal feedback for us to proceed with negotiations whilst the written report was being prepared. We purchased the second property, and Mr Vicary has subsequently proved very helpful in guiding our thinking on how best to remedy the issues his report identified. We would happily recommend Wessex Surveyors to others looking to buy in the Bridport area.
I just wanted to say how pleased we are with your thorough and detailed report. Your observations and additional notes are particularly appreciated and extremely helpful. There are a few things that you have highlighted that we will definitely investigate further. We are delighted that, on the face of it, there is nothing that would deter us from proceeding with the purchase.
Thanks Ian – just wanted to say how much we were impressed with both of your reports. We plan to carry on with the purchase of The Old Rectory.
I would like to pass on our thanks to you for the prompt and professional way you carried out the recent building survey on the house in Lyme Regis that we are looking to purchase. The report you generated was very detailed and enabled us to view the property in a dispassionate way so that we can proceed with the purchase comfortable in the knowledge of what works may be required in the short to medium term. The conclusion and repairs section will be very useful as a maintenance guide for us in the months ahead.
Once again many thanks for your efforts.
Thank you for completing the survey which we found to be very thorough and informative.
The report was easy to follow and interesting to read.
We are very pleased with the survey and how it was written and packaged.
The cost of the survey was competitive and worth the amount we paid.
We would be happy to recommend Wessex Surveyors to all.
Many thanks for the report.
The prompt way in which the work was done as well as the comprehensive and clear nature of the report are much appreciated.
If you need a testimonial from me, I’d be more than happy to provide one.
Many thanks again.
I’d like to thank you for your speed in completing and then turning round the survey report you did for us, it has meant that we have not held up the process at all, but has raised some issues that we would not ever have known about. I was particularly impressed with the detail in the report, the way it is broken down and the extra notes that you added in. It is written in plain English that even a layman can understand.
I would recommend you to others and would definitely use your services again.
Thank you for both e-mail and hard copy of the survey report. We found it comprehensive and easy to follow. We also found the chat we had with you on site very useful.
In fact we have decided not to continue with the purchase due mainly to access and maintenance issues.
We will contact you again when we find another property that we like.
