Wessex Surveyors completed a building survey on a hundred year old property we hoped to buy. It was challenging as we lived almost 200 miles away.
We were very impressed with the report and spent over an hour discussing the issues over the phone with the survivor.
The report went into great detail, explaining the issues in each element of the house, what we could expect of a property of this age, the advantages and disadvantages of materials used, why they were used. The recommendations were easy to understand, specific in materials that should be used and methods employed.
Of greatest benefits was the sections that explained problems such as damp, pointing materials, insulation etc. I feel confident and knowledgeable about my new home.
Using the report enabled me to employ the correct builder and get all the work done economically so we have addressed the priorities and are comfortable living here.
Wessex Surveyors we’re a joy to work with and incredibly knowledgeable, it was definitely money well spent.

Wow! Ian is amazing. Not only did he provide me with a detailed, honest report he is an expert with Victorian properties. I also appreciated all the photos Ian (including his cutie dog) took during the survey as it reminded me what the property looked like and showed me any potential issues. The process from locating Wessex Surveyors on the internet, booking an appointment, payment and receiving the report was smooth and professional. When an earlier appointment came up, Julia who deals with customer services phoned to tell me. When I struggled with technology, Julia was quick to respond and help me out. I even had a detailed conversation with Ian about an old window my solicitor was having a meltdown about (don’t ask). Ian provided me with exactly what I needed to say to manage the solicitor’s unnecessary fears. The fees are comparable with other firms and worth every penny (I did check with two other companies). The detail Ian has provided means I know exactly what I need to do to improve the property and allowed me to make an informed decision. I am so pleased the surveyor my Seller’s estate agent recommended (I live in Berkshire and the property is in Weymouth) could not be bothered to make contact and I took a chance with this local firm. I would definitely recommend Wessex Surveyors.

On enquiring at Ian Vicary’s Bridport Office we learned that his Pg Dip ( Arch Cons) showed his interests in older properties. This attracted us as the house we wanted surveyed had no clear history of when built, changed and extended etc. His report not only advised on repairs needed but included his personal and clearly knowledgeable views on his careful observations and measurements on wall rebuilds and cavity spaces. We found this both interesting and reassuring .At our face to face meeting he not only answered questions and advised further but to our surprise and at no extra cost he returned with us to the house to recheck measurements with us to reveal more about the walls and cavities. This above all, impressed and reassured us and made us feel we couldn’t have engaged a better surveyor. So from our experience we can certainly and confidently recommend Ian Vicary as a surveyor.

They contacted us very promptly to recommend that we should actually have a Building Survey instead, due to the age of the property (pre 1900). This we agreed to do. An appointment was made the same week for Mr Ian Vicary to complete the survey. The survey report that we received (both by email and a hard copy) was extremely comprehensive and detailed.
